This is super great advice Kristina. In my opinion, if one is going to buy a home, all ducks need be in a row. Including a HEALTHY deposit check. And additional funds set aside because that if things change and they can’t get the deposit check back quickly to use on another offer. Have the extra waiting to cover another offer if that one doesn’t work out because something is really wrong with the house. Also save the biggest down payment you can. 😉 Thanks for explaining more about the deposit check (earnest money we call it here). I think we put down 3000 earnest money on a 280000 home. We were serious about our decision and wanted the buyers to know. I think the owners appreciated our gusto because even after we made our offer with only one counter offer, they had another couple come in with full asking price. But they chose us to buy their home, which they built and loved. So offering that larger earnest money plus our excitement about the home got us in it. Lol hope all that makes sense. 🤗

It seems like the deposit doesn’t protect the sellers anymore. Even with a deposit it seems that the buyer can still get out of the offer without any repercussion.

Can real estate agents apply the loss of deposit after appraisal in all states? I had an agent say that you couldn’t do that in TN.
How does inability to obtain the loan after appraisal affect this process? It seems the buyers can elect to screw up the loan at the last minute and always get their earnest money back even after they have done the appraisal in some cases.
