Pretty much everything he said is 100% correct. Some additions:

When renting, you will pay 5% of the annual rent as a fee to the agent.
When starting a bank, if you are from one of the sanctioned countries, it can take months to get an account, or they will even reject you.
So it can be easier to try applying digitally, as most of these banks allow this through their apps. That will take a few days and often you will be approved.
