$150K houses in SW Montana, that didn't sell for $450K in 2022 were pulled off the market. They are now showing back up at $600K+. The insanity continues today. We're talking dinky homes on 1/2 acre lots in Dillon and Ennis. Super far from reality. The reason, no doubt, is inventory. People who bought aren't selling. They can't. Someone has to die for a listing to appear.

We bought in March 2020 Just north of Red Lodge. We would not be able to afford the land had we bought it today!

RJ Talks is a good you tube channel.

There is no way these home prices keep going up. At no time in history has the housing market done that. It's a giant bubble. The time to buy was 2018/19/part of 20.

The economy is tanking and people are broke.

No doubt they are extreme youtubers but that's not to say there wasn't a bubble in NW MT housing. Afterall, they ain't making free money anymore!

Housing prices have to go up if there are more buyers than listed homes. But that's not saying there's a lot of buyers today. Today's RE data said nationally 33% of listed homes are new construction whereas it normally is around 13%. People without cash don't want to lose their current low interest loans. I doubt we will see those low interest rates again as the Fed learned inflation is always waiting in the wings.

I have to say I can't get over how many recent sales are back on the market. There might be some reasons for few people inhabiting MT.

Graham is one of the people that pushed for FTX lol But needless to say, he not wrong about the crash. The crash is def coming and it will last for years. The crash was supposed to happen years ago, but they kept printing money to prop up the system. This whole system is one giant casino ponzi scheme thats about to blow up.

Its funny to me how the information you get about the Montana market being strong is coming from Realtors. Back up and think about it, people.

Ive lived in both the Flathead and Bitterroot valleys, wages have not and will not keep up with costs of living.


This state is seen as a discount for big business. You dont have to pay workers much, and the taxes are very lenient. All adding up to Montanans paying an average of 55% of thier yearly earnings just to have a roof over thier head.


Youll quickly learn that the beauty of Montana doesnt pay much.
