If a potential purchaser is “devastated “ over a 3/8 of a point increase in the interest rate- they shouldn’t be buying a house.

People would stop over paying for houses and property. You should know most MLS properties are over priced. Not just that the high prices are driving the taxes up . This results in people who can barely afford the house then in even more trouble then the taxes go up 30% or more. NOT to mention the insurance going up, the number just dont work people cannot pay these prices and if they do they will find themselves under water at some point.

Recovery? Peak to trough of housing pullback is 5 years. We have just started. Prices will fall for years. We will revisit 2017 levels and then go lower. Jobs data was fake and will be dramatically revised down as all the last 24 months have been. We going down....WAY down. 80% of agents will be looking for work and the market will be much healthier after that happens.

fear a housing crash due to people buying homes above asking prices with little equity. If prices drop, affordability and potential foreclosures may arise, worsened by future layoffs and rising living costs. I want to invest more than $300k, but I'm not sure on how to mitigate risk.

Why does everyone think that the Federal Reserve rate cuts will have much effect on mortgage rates? Why doesn't everyone understand that fed purchases of MBS is what drove rates?

Sold my house last mth then sold a 10acre lot and got top$$. I didn't blv my realtor when he said we'd get that much. Markets great here in swMo for sellers imo.

People do run out of money. Also, house insurance will go up now. That will affect how much people can pay a purchase price. Unemployment and high carrying cost will destroy the market. Scary stuff

Same here🇨🇦. Sales in our most popular markets - Vancouver and Toronto - have plummeted, listings have surged, and there is little confidence in the perceived value of these once hot markets. Maybe it's just a correction from Covid peak prices, but come spring 2025 when more new listings flood the market, we could see substantial price declines.

Housing demand is relatively inelastic. The question is whether buyers can afford to buy the house they want, or must settle for the house they need.

I do like your new set! However….. when you put your hand(s) down onto the counter top, (it must be a thin top and open underneath/not solid) it has a light auditory “thump” as one places hand(s) on the top. It is distracting. Not sure how to fix it, maybe another solid piece of wood to add some heft to the countertop.

My agent overpriced my property and I reduced $50, 000! I’m mad because now she hasn’t hardly shown it and Im considering changing realtors when our 6 month contract is up. How is that interpreted by buyers?

What category is "renting a room to a traveling nurse " considered? Not air b and b? But you are renting out a room. Is this a house hack like other room renters?

You might want to seriously think about giving advice to people in different states who are listed with a Realtor on price, commission negotiations, or directions on their properties. You are likely in violation of both license law and ethics and probably more so if you are not even a Realtor in that area not to mention licensed in the states you are advising people.

Waiting for those lawsuits to start dropping.
