I am not hiring a buyer agent. Doesn’t make sense to buy commission percentage based on money I will pay or borrow. Commission is paid on money earned not money expenses! Also agents now want me to sign exclusive agreement with them. Nah! Not gonna happen…I hired a real estate attorney instead.

Most buyers won’t pay. The system will evolve. Paying someone $13, 500 on the avg $450k house…lol…that easy money is gone.

Excellent information. Is it possible for a buyer to add the cost of their realtor's commission to the mortgage? Will lenders do this? Obviously, for many buyers minimizing tha amount of cash required to purcahse/close on the house is very important.

so now the commission can be upwards of 6%? maybe 12%, 6 on each sides?

Why would the seller pay the buyer's commission, wouldn't that be part of the pre-qualification for the loan, like down payment and closing costs

will there be a termination fee? someone in FL walked away from an agent because she spoke about a termination fee, if the buyer chose to cancel. then that same agent, changed from a fee to just "cancel in written".

A buyer can just add about $10k or so to their offer contingent upon the seller paying up to $10k towards the buyer's agent's commission and adding anything extra to the buyer's closing costs. Wouldn't that be a fair negotiation for a buyer who doesn't have all that cash on hand for closing costs, buyer's agent fee, and down payment?
