Ashland is not indicative of what you'll find in the rest of Southern Oregon, and it has become prohibitively expensive. Culturally, it's an island.

Climate? WTH…way too hot on the summer and ice cold in winter. Weather is way low on the scale of good ascents of So Oregon

1) All the no trespassing signs everywhere.
2) All the properties with trash, garbage, and junk everywhere.
3) All the trash, garbage, and junk out in the middle of the forest and on forestry service roads.

Just discovered your channel... I know you are in real estate but I do feel it's kind of sugar coating the "issues" here. You breezed over three of the huge issues and omitted another.
I've lived in Ashland four years now. I came from southern Colorado. Overall Iove southern oregon and oregon in general but...
1. The smoke in the summer and into the fall is terrible! It has felt apocalyptic two of the four years we have been here.
2. Homelessness / vagrants / druggies, whatever you want to call them, it is a huge problem, sad, dangerous, seemingly unsolvable.
3. The pot industry. I am so sick of smelling pot whether it's someone's smoldering doobie or the fall harvest, it stinks, it brings riffraff, and it does indeed seem to lead to other drugs.
4. Cost of living. The median house price in Ashland is now around $750k and there are no jobs in the area that can support that kind of a mortgage unless you are a doctor or lawyer. Ashland feels like a retirement community for upper middle class Californians. All the good places are experiencing the same thing. Rocky mountain ski towns and look at what is happening in Bend!
