Stock #1 EZcorp (EZPW) stock:

EZcorp is a pawn shop operator in the US and south america. This company has a very clean balance sheet which is much better than other retail stocks, and is trading under its cash value. Pawn shops historically do well during recessions since people get loans, and trade in gold for cash at pawn shops. The rising gold price will also help EZcorp, since they will be able to buy the gold from customers way below spot price and then sell at a premium to get huge margins.

Stock #2: OPI Stock Office properties income trust:

OPI is a reit that focuses on office space. Even though this may scare some people in the current environment, the company's largest customer is the government who have 10-20 year leases. This protects the downside of the company since these leases are payments that are basically locked in. The company is also less leveraged than a lot of other reit stocks, and pays a HUGE 9% dividend that I don't think will be cut anytime soon. So if you are looking to get into a REIT that pays a large dividend, this could be the stock for you.

Stock #3: Altisource ASPS Stock:

Altisource is my favorite stock on this list which provides foreclosure services. When someone stops paying their mortgage, the company sends it over to ASPS who starts the foreclosure process. I think this stock has the most upside, and could easily 10x from current prices with even the slightest uptick in delinquency rates. Even if this doesn't happen, the downside for this stock is pretty limited IMO and should double regardless of what the economy does.

I try to be diverse in my stocks..i put $180k into some growth stocks with a Financial advisor/broker handling my portfolio, these are some of my picks... NVR, SEB AMZN, DOWJ, AAPL NYSE, LISP.SW, , DOWJ, BRK-A, NIO, NASDAQ, TSLA, I've gotten 118% return so far this year despite a few crashes.... I'll keep holding to see where it goes...

EZPW has lots of corporate governance issues though...a 70 year old with 100% voting shares who seems to be grooming his hopeless trust fund son as future controller. Management salaries are very heavy compared to performance. It looks undervalued if management are incentivized to do the right things for growing the business. The history of this business has been pretty bad from a shareholder point of view. Some things may have changed for the better but it still looks like v risky management to be backing. Have you seen the write up and message board on VIC?

According to ASPSs 10Q, their biggest investor Ocwen, which accounts for 61% of their revenue is being told by their investors to use a different servicing company.... ASPS claims this is a breach of contract.... How do you think this play out? Thanks.

Good analysis, I would also consider debt collection companies, Zack's also rated ECPG as good. The other is PRAA, but not sure about this one. Let me know what your in-depth analysis & research says. I'm also going in on gold mining funds, just in case. Thanks

I'm in ASPS; unfortunately I got in a little too early (cb. ~12). I didn't appreciate that it's going to be awhile before foreclosures begin and then there's going to be a lag before their growth really picks up. So it's going to be a long term hold for me. Based upon your financial crisis comparison, the sp should be at least 5x in <5 years.

One consideration regarding the office REIT that rents to the government. If you are the landlord, and locked in to a long term lease with the govt. Those contracts typically have small rent escalations of 3% or so, thru the years of the contract. However, that small increase in rent doesn’t offer much protection against inflation. If the money becomes worth less on a prolonged basis, then the long term contract and rent rate begins to work against you. The government’s increasing behavior and rhetoric that deficits don’t matter

Sorry, I hit the wrong button. The government’s behavior and rhetoric that printing money, deficits don’t matter, and interest rates can remain low for long periods of time tend to indicate the behavior will continue and inflation is a real threat.

Thanks for the video. Have you noticed the 50% vertical drop in OPI's price Sept 2018? The dividend dropped accordingly. Wonder what was up with that.
