True about most Canadian cities…but point four is vey understated…..surrey is two cities…north and south…..

Having lived in Surrey for 26 years I often talk to my kids like an old person and say I remember when you could drive across Surrey in 15 minute lol. Can't move now as Im in the TOD area and waiting for the land gold rush lol

The only thing that would improve Surrey is minimizing the population, and that’s never going to happen.
Past mayors and councils lived on getting more taxes from more taxpayers, and developers have enjoyed the ease with which to build in Surrey for decades.
