Confirm all access rights: mineral, water, hunting and fishing rights. A friend bought five acres and didn't check. His title deed did not include hunting rights and the party that has the rights accesses it every hunting season.

Zoning is Key to property, What zoning and what needs to be done to live as free and off grid without permits without restrictions so you can put storage containers, cabins, Rv, well water, no utilities or property taxes etc etc…

^ Traditional living with modern upgrades land tax is fine. This is so convoluted plus hidden. Would an agricultural zoning be better?

I discovered that each lender is quite different, I ended up going with an agricultural lender, because I'm not planning on putting the cabin up for a couple of years. They just wanted a hobby farm, which I'm going to start working on here shortly.

It's important to find the kind of lender that aligns with your strategic plan for the property.

Wayne, do you have a a video specifically on Recreational Land? Land that an owner has no plans to build on but to access for camping and getting away? We’re looking for 5-10 acres…would love to hear your thoughts on land like that. Love your channel!

You should mention that most banks want you in "over your head" in debt. When they tell you what you can afford, dont believe them. Spend less. You really should know your own finances to know what you can afford!!! Why do you need someone else to tell you what you know better than them?

If you can connect to city water and sewer, you might have to connect to it under county code. They might not let you have a septic if you can connect to city sewers.

If a property is zoned residential, can you have more than 1 type of dwelling on the property? Ex. I want to live on a barndominium and my sister wants a tiny home while my mom wants to live in a mobile home.

could you please explain little bit how to do those research before buying the lot ? Should I spend 1000usd for each lot that I was looking for a survey for feasibility? if I am going to look at 10 different properties, it will cost me to10k? asking questions to the city takes almost a week, while I am researching the things they might sell the land already. What is the least destructive way to do that research?
