Hey Jamil Damji thanks for everything you do & provide! Question - So in a hot market you said Do ARV x .75 - wholesale fee = maximum allowable offer? But you would never - repair costs anymore? As in : ARV X .75 - repairs - wholesale fee = MAO?

… or do you go lower, say 70% of ARV or 65% of ARV, if it’s a full gut rehab?

On the MAO (maximum allowed offer) thats the amount we give the seller. But what amount do we give cash buyers when I successfully have the contract signed by the seller?

Love this Jamil! So if I’m hearing correctly it’s ARV * .72 - wholesale fee equals MAO if it’s Phoenix, Dallas Etc. And ARV * .50 - wholesale fee = Mao in a Indiana market for cosmetics and full gut or “chocolatey” .30? Spot on if that’s correct being that it covers the repair costs in those formulas
