Surprised didn't delve into the drama of Zillow buying houses, dominating local market listings to, not only stabilize, but artificially raise all comparable homes in area to elevate prices since real estate is always old at the margins (e.g. what are comps in the area, if someone sells low or high that drives the comps for future sales). If Zillow purchases multiple homes that normally are $100, 000 and buys at that price and then buys a few newer homes in the area for $110k or $112k that raises the value of ALL homes in that area. Not saying anything negative about their approach but it was a major story at the time ... but quickly drowned out by other voices and, *surprise* it's hard to search for now on most search engines

It’s not dominating anything, when it comes to selling. I have my house listed for sale on there now. It won’t come up visible, unless somebody actually goes in the settings and clicks for sale by owner. All the ones that show up on the map are tied to agents. So I guess I’m gonna have to list mine on the MLS. It didn’t used to be like this. I’ve sold many homes on Zillow, not sure how many years since they implemented this

Tom - Great explanation of Zillow’s historic rise by was hoping you would mention and explain their most recent history when stock price retreated from $200 to less than $60 today.

hi tom, im a big fan of your case study since day 1. i run a video production company, and just a note about the new format, a sound effect to accompany each jump cut is unnecessary imo and a bit distracting to me personally. your fans are here to learn and to absorb your high content material. all the fancy cut imo is not actually necessary. also, the digital zoom into a rendered of the whiteboard is a nice touch but also not a necessary must imo.

I thought the average price of an American home lower 48 was 400k, amazing business strategies by Zillow but they are becoming a global monopoly and they are gaining too much power and it’s negatively affecting the housing market and greatly increasing inflation. If they own that much property I say they should be solving the homeless problem they own everything and are not slowing down anytime soon
